Stage claims are noted as a guide and are general claims from builders or finance institution but may vary from contract to contract.
Slab installation
- Footing placements are correct to the engineers specifications
- Slab installation and finish and also to the engineers specifications
- Dimension are correct to issue for construction house plans
- Plumbing and electrical pre-lays (correct location of plumbing and electrical services)
- Retaining walls are correct to issue for construction plans and engineers specifications
- General site condition
- Quality of workmanship
Brickwork complete (Plate height claim)
- Materials used are correct to the building contract (type, colour of brick or external cladding type and colour)
- Walls are built correctly and structural
- Dimensions are to issue for construction plans
- Walls internal and external are plumb and square
- Correct door, window type and location is correct as per issue for construction plans
- Structural steel is the correct material and dimensions as per engineers specification and the correct installation of steel (lintels, support beams and posts )
- Quality of workmanship
Roof frame and roof cover (Roof cover claim)
- Correct materials used (pine or treated pine)
- Frame construction is to the engineers specification and to the Timber Framing code
- Design of the roof frame is as per issue for construction plans
- Colour selection is correct for main roof cover and fascia and gutters
- General completion of the roof and any issues of potential water egress into roof space (gutters, valley boards and flashing ).
- And if at time of inspection electrical and plumbing has been installed, these will also be checked ( location of electrical and plumbing as per issue for construct plans )
- Quality of workmanship
Lock up (Lock up claim)
- Wall finish either hard wall plaster or dry wall (Gyprock) has been completed and installed and finished correctly
- Ceiling either hard wall plaster usually seen on two story home with concrete slab as the ceiling, and dry wall (Gyprock ) has been completed and installed and finished correctly
- Electrical and plumbing are installed as per issue for construction plans
- All doors and windows are installed and completed correctly
- At time of inspection if waterproofing of wet areas is completed this will also be inspected for correct installation
- Quality of workmanship
Practical Completion (PC I claim)
- All the previous items where practical will be inspected.
- If stage inspections have been carried out these items noted, in the stage inspections where practical will be re-inspected
- Tiling is to specification and as per selection in the building contract
- Cabinets are to specification and as per selection in the building contract
- Painting is to specification and as per selection in the building contract
- Carpentry and joinery, door furniture are to specification and as per selection in the building contract
- Windows and doors are functional and have no defects (dented frames, scratches ex)
- Plumbing and electrical tested for any defects and useability
- Appliance, plumbing and electrical fixtures are to specification and as per selection in the building contract
- Safety and health requirements are compliant
- External finishes (paving, fencing and landscape) are to specification and as per selection in the building contract
- House clean has been done and up to the general term builders clean
- Floor coverings and window treatments are to specification and as per selection in the building contract
- Quality of workmanship
- General site condition (clean building site)
Practical Completion (PC 2 Claim) this is the final inspection before hand-over of property (final payment key hand-over)
- Any items that have been noted in the Practical Completion report ( PC 1 ) will be re-inspected
- Completion of the items noted have been completed and finished correctly to the specification and as per selection in the building contract.
- General inspection of the property for any issues that may have accrued since PC 1 inspection was done (eg. further damaged to property)
- And any questions about the project

- General site condition (clean building site)
